I have paid off my mortgage and have also just turned 65! (Ouch). I want to add my daughter to the title of my house so that in the event of my death, she will own the house free and clear and not have to pay estate taxes or anything out of pocket. What do I do?
You need only go to your county records office with your daughter and tell them you want to add her to the title. You'll want the title to read "Tenancy in Common (or Joint Tenancy) With Rights of Survivorship." That's the correct form here in Montana to ensure that the property belongs to the survivor without any probate or nonsense, call any Realtor, real estate attorney or title company to confirm proper holding for your state.

MrsS, Thank you so much for the explaination. Do you know if this would cause any additional fees on the property, like a resassessment? If you don't know, I appreciated the help you have already supplied.
Without knowing exactly where you live, I couldn't possibly address questions about tax assessments... I know that here in the county in which I reside, adding a family member to a deed or title would not trigger a new assessment, but the recorder for your county will be the best person to answer for your jurisdiction.
