We are not very happy with our realtor's efforts so far. It's been almost 3 months and our home has appeared in the local newspaper in the agency's ad twice and only four times in the agent's ad. It is on the net and has been viewed over 300 times and it does appear in some real estate 'magazines'. The house is 30 years old, but very well maintained and in a nice neigborhood and decorated in a neutral fashion. It was also priced to sell without scaring anyone away. I view it as a starter house and feel that the newspaper ads are crutial to selling the house. There is a clause that allows us to dump the realator with no penalty if we aren't happy with them. Any thoughts from those of you experienced with this sort of thing? Think about all of the houses that the agents have...they can only put each one in an ad so many times.
Have you addressed your concerns with the agent? You really owe it to the agent and to yourself to do this before thinking about pulling your house from one to bring it to another. The agents all belong to the same organization and have lots of meetings where they share stories and discuss houses and people. I think that you risk the possibility of them labeling you as a "difficult client" and you may have a very difficult time getting someone to take you on to list your property and even want to show your house.
Most agents belong to the MLS (Multiple Listing Service) in your area and show one another's properties to their client base. I think that you should talk to your agent and give it some more time before you do something that could do more harm than good.

04-18-04, 02:12 PM blueeagle65 Yeah, our agent knows how we feel and I personally get the distinct inpression that she really doesn't give a flip. I feel she's more concerned with selling more expensive houses where she could make more money than doing what I think she should be doing for me. It's just that for an entry level home I honestly think people scan the paper for listings in their price range and if they don't see mine - it just doesn't exist as far as they're concerned. I've had several of my friends tell me they thought our house had already sold because it hadn't been listed in the paper recently - not good at all. I'll probably let it go as is through May, but if things don't improve I'm probably going to have to replace them.
04-18-04, 03:05 PM clarebear If your agent doesn't care about your concerns and has stopped working for you then it is time to switch. If you are going to switch Realtors you need to go through a different company. I would give some other real estate agents a call and speak to the manager there about your situation. Money is the name of the game and there is competition in the real estate field. Just know that most agents require you to lock in for at least 6 months. Remember you hire them. They work for you.
P.S. You also have to keep in mind that it takes time to sell a house. Many people may be waiting until June when school is out to move.
04-18-04, 04:44 PM Lydia You are likely right in that she's more concerned about selling more expensive homes. It's not right, but unfortunately it happens. If you've already expressed your concerns and she seems not to care, then you should change realtors. Is your home listed in a multiple listing source? Typically, realtors all get updates as to what is available in your area and they include it when presenting homes in price ranges that a buyer is looking at.
Clarebear is right, call around to some different realtors, explain your situation and see if they seem interested.

I know the realtors are pretty much birds of a feather and would rather not alienate the whole bunch just cause I'm displeased with the agent we selected. BTW, the agent is supposed to be top notch and was recommended by a relocation service. Maybe things will turn around since I've recently voiced my displeasure with the lack of newspaper ads - time will tell. Thanks folks!

The rates are still pretty good and we are in an excellent location - good schools, not too far out, wooded lot, fenced in pet area, etc. We've been on the market for three months now and although we've had people look - still no offers.

We've extended the contract for another month in hopes that our agent will sell it. Does it really matter which agent lists the house? I get the impression that they all rely on the MLS listing to sell it and all they are interested in is their 1/2 of the commission for just listing the property.

08-06-04, 08:04 AM Lydia That's great news!! A P&S Agreement is always contingent upon a home inspection. Unless they find structural issues or the like during the home inspection, the P&S is a binding agreement. If there are things that they come back to you and want fixed before they buy, be willing to budge on some things. The whole process is one of give & take.
