We are preparing to put our house on the market. For a couple of years now we've been battling a mold and mildew problem in our tub and shower and it is growing under our tiles. What is the best way to beat this and then would we simply recaulk or would we need to totally regrout the tiles?

(1) You have to find the source of your Mildew & Mold & what is causing it. If the mold is getting under your tiles, then the tiles are not installed properly & water is getting under the tile & causing mold.

(2) Is your tub or shower leaking? If so you have to replace the tub or replace & regrout your tiles.

You MUST make sure that the tiles are installed properly & that water does not leak out around the perimeter of your tile surround to make sure water does not get under the tile & promote mold.

(3) Do you have a water leak coming in from the outside? If so, you have to repair this before you can stop the mold.

(4) What kind of mold do you have, Black Mold?

To get the mold out from under your Tiles you will have to remove them & start to clean up the mold by spreading Chlorine on the surface that have mold to kill the mold spores. If it is completely thru the floor, you may have to replace the floor.
