A lot of factors. One is the mutation rate (the average number of genes that mutate per birth ... more mutations means more chance for a beneficial mutation that will be preserved). One is the birth rate (more births means more chance of mutation). I think everythign else can be summed up as environmental stressors (if there are no stressors (i.e. the animal is adapted well to its environment and the environment doesn't change) then the mutations will not be likely to give any advantage, so they won't be preferentially passed along).
