I'm thinking of buying a home factory direct where the company ships the home to you and you provide the foundation, and then you hire someone to "put it together". How much would it cost to have it built and to put in a foundation? Thanks!

You would have to contact a contractor to give you this information.

You would have to give them the information as to the square foot size & whether its one or two stories.

In general the 'package' represents 1/3 of the cost of the house, if the package when assembled brings the house to 'lock-up' stage, and if the house is on a crawl-space type of foundation.

Some packages include other materials such as vapor barrier, insulation, drywall, plumbing, wiring, built-in appliances and cabinets, wall-to-wall carpet, and so forth. This would of course increase the percentage of total house cost which the package represents.

If the foundation is to allow for a full basement, then of course this would decrease the percentage of total house cost represented by the package.

Land, landscaping, driveways, and so forth are of course excluded.
